REO Services
The Hanley Home Team includes two BPO specialists plus a closing coordinator and a combined 30 years of marketing experience. We provide professional marketing and dependable service to secure a quick offer that is favorable to our clients.
What We Can Provide:
1. We follow the required specific procedures of each Asset Manager.
- Complete Broker Price Opinion with photos of subject and comparable properties. This includes a list of recommended repairs and bids.
3. Check occupancy status and cash for keys and secure property.
4. Immediately have vacant property re-keyed and secured.
5. Order necessary utilities restored to the premises. If inspections are required in order to restore utilities, determine cost of said inspection and contact Asset Manager prior to proceeding with inspection.
6. Have vacant properties trashed out and basic cleaning and lawn care completed.
7. Full Service Marketing for all of our clients (See below for more detailed marketing strategy)
8. On a monthly basis, submit to the Asset Manager a completed status report.
9. If property is vacant, place on regular lawn maintenance as necessary and have winterized immediately when applicable.
Once a sales contract has been received and approved by client:
1. Upon verbal approval of an offer, we will complete appropriate forms and forward to the assigned Asset Manager for review and execution.
2. The Hanley Home Team will disburse copies to purchaser, Title Company, Escrow Company and/or seller’s designated closing attorney.
3. The Hanley Home Team will follow-up with purchaser on any contract contingencies, including, but not limited to: (1) inspections, (2) mortgage pre-qualification, and (3) mortgage commitment, and shall promptly notify the REO Closing Department when same have been obtained or denied.

We currently produce BPOs and receive assignments from Keystone, Equator, Disposolutions National Valuations, REO Transcom and M&T Bank.

• Negotiate through the buyer's agent, and handle possible counteroffers, to reach a final agreement that is favorable to you.
• Complete the transaction
